Modular home construction, when comparing apples to apples, almost always costs about 20% less than traditionally built homes. As you understand, modular homes are built in a factory and shipped in modules to the building site and then assembled and “buttoned up”. So there are no hidden fees in the construction of your modular home.

90% of the cost of building a modular home is those off-site construction costs. However, there are other costs in building modular homes, just like in building traditional homes, and it is important for you to know what those are. On-site costs can include:

  • Building Lot
  • Financing and Closing Costs
  • Legal Fees
  • Building Permits
  • Utility Connections
  • Water and Sewer/Septic
  • Site Preparation
  • Excavation
  • Foundation
  • Crane
  • Garages (if not included with your modular home package)
  • Exterior Completion—siding, gutters, etc
  • Plumbing Tie–Ins
  • HVAC
  • Electrical
  • Interior Completion
  • Temporary Housing
